What Assumption Is
A qualifying loan assumption allows an approved buyer to take over a seller's existing mortgage rather than originate a new one — potentially inheriting its interest rate and remaining terms. What Assumption Is Not
It is not automatic, not available on every home, and not guaranteed by any credit score or cash position. Every assumption is evaluated individually by the applicable lender or servicer, according to the rules of that specific loan program, the remaining note terms, and investor requirements.
How Program Rules Differ
